Owners

The Roselea Bed and Breakfast opened in March 2011. Roselea and Joe, the owners, are retired computer scientist and bookkeeper respectively. They returned to New York State after retirement, with a dream of operating a Bed and Breakfast.

We have two children, Timothy and Wendy, both grown with families of their own. We both like to travel and have visited different countries. Over the years, we have made a list of the best-of-the-best, which we have incorporated in The Roselea.

We do most of the work at the Bed & Breakfast ourselves to help manage costs. Roselea prepares the meals and tends the house while Joe cares for the grounds. Roselea also likes to sew, tat and embroidery. Joe enjoys gardening and action movies. We both take extra care to give our guests a clean and attractive place to stay. We enjoy Inn keeping and serving our community in this most delightful way. We hope you will visit frequently and make The Roselea your home away from home.

The House

The Roselea was built in 1995 on a 1.9 acre country lot in the Town of Lysander, NY. Shortly thereafter, an additional 2-acre wooded parcel was purchased to the rear of the property. The front lot is bordered on the right with trees that form a natural fence and provide privacy to the side deck, which features an umbrella table and sunken 8' x 8' spa. The exterior of the house is stained cedar with a shingle roof. The house has wood double-hung windows and slider patio doors. Large cement porches wrap the house's perimeter with seating to enjoy the seasonal views.

Dinglehole Road is lined with many different types of country homes. The road does not have sidewalks or public bus service, but with low traffic and level terrain, it is the perfect for both the casual and avid cyclist. Transportation arrangements can be made with The Roselea, local taxi or limousine services. A car is recommended.

A circle asphalt drive gives easy access to the front of the house for guests and the wide side drive provides ample parking. For ease of unloading at the front door, enter the drive using the second entrance. After check-in, please proceed to the double wide drive for overnight parking.

The House - Interior

Propane gas and water supply the zoned heating system in the house. A centralized forced air conditioning system cools the main level of the house on warm summer days. Two additional electric heat pump systems supply the guest rooms with individual room controlled heating and cooling. A well supplies water to the house, which flows though a basement purification and water softening system. Hot water is supplied from a central on-demand hot water heater to all showers and sinks.

All guest rooms are on the second level. The Roselea is not handicap accessible, Hand rails assist patrons to the upper level. Each room has a fire alarm and escape ladder. Escape plans are located on the inside of each guest room door.

The floors on the first level are hardwood and/or tile with area rugs. The guest rooms have light colored wall-to-wall carpet, tile baths and light painted walls. A closet by the front entry is available for outside coats and footwear.
